  • What is my home worth?

    Location, Condition, and Amenity are the driving factors of value.

    Online platforms that provide an AVM, or Automated Valuation Model, is a guesstimate. A Comparative Market Analysis (CMA) provided by a knowledgeable REALTOR will provide you with the most accurate sold data to determine market value.  Is it worth it to upgrade or make repairs before listing for sale?


  • Do I get money back for taxes I have already paid?

    If your monthly payment includes an escrow for taxes, and the taxes are paid at closing, the mortgage company will refund you the balance of your escrow account after closing.


  • Who pays Realtor fees?

    In our market, the home seller typically picks up the Realtor fees. The fee is paid by the seller at closing, where the fee is subtracted on the proceeds of the home sale.


  • Should I sell my home and rent while looking for a new home?

    This depends. If selling your home is necessary in order to purchase the next one, a short term lease may provide you with the financial freedom and flexibility to find and purchase a new home.  It may also be possible to negotiate a temporary lease back from a home buyer, providing you with the time to make the next purchase.  Inventory levels and market timing can help determine the best course of action. 

  • When is the best time to sell?

    The general consensus is that Spring and Summer are the best times to sell a home, with the highest sale volume in May. However other market circumstances, such as inventory levels, job growth, interest rates and tax incentives can lead to favorable market conditions. 


  • Should we offer a home warranty?

    Definitely! With our home warranty partners, we are able to provide free listing coverage. A home warranty may also help increase a buyer’s confidence in the purchase.


  • Should we stage our home for a quicker sale?

    It pays to stage! Staging helps to create an emotional connection for a potential home buyer and can help vacant properties sell faster and for more money.  

  • Can I sell if I am behind on my mortgage?

    Yes, if you are behind on mortgage payments it is still possible to sell your home. However, it is important to understand that a lender will require full loan repayment including any delinquent payments and penalties. It is important to be up front with your Realtor so that the right sales strategy is in place. 

  • Can I sell if I owe more than the house is worth?

    While being “upside down” on your mortgage does not prevent you from selling the home, it is important to know the lender will still hold you responsible for the difference between your sale price and the balance of the loan.  Selling the home, a refinance, or loan modification may all be viable options.   • Am I required to leave everything attached to the house? Such as a security system, solar panels, appliances?

    If an object is built-in or physically attached or fastened to the property, it would be considered a “fixture” and is commonly transferred in the sale.  If there is a fixture the seller absolutely wants to take, we recommend it be removed and potentially replaced before buyers view the property.
